The Caddens project is strategically located adjoining an existing local shopping centre, within an urban growth area associated with major transport infrastructure upgrades.

The mixed-use medium-density development provides a highly contextualised urban response in an area that has been traditionally rural and more recently a low-scale residential subdivision.

Buildings are sensitively sited and designed on a sloping site that integrates a remnant patch of Cumberland Plain Woodland as part of an expanded and diverse public domain network.

Caddens is located in the Western City District in the City of Penrith Council LGA. It forms part of the Greater Penrith to Eastern Creek Growth Area, strategically positioned alongside key renewal precincts linked to major transport upgrades, including St Mary’s, the new metro-connected mixed-use centre at Orchard Hills, and surrounding residential development. It also sits directly adjacent to University of Sydney land, proposed to become a mixed-use health and research hub for Western Sydney University.

Caddens and the associated urban renewal areas are predicted to grow significantly with increased infrastructure services, housing, and employment, contributing to growth throughout the region.

In response to this projected growth the site has be rezoned to R4. Adjoining the existing Caddens corner shopping centre, the project is envisioned to become a model for sustainable urban development.

GroupGSA are currently preparing a SSDA planning proposal, working closely with the architects to deliver a precinct scale urban design and architectural response that caters to a diverse and vibrant community. It embraces ‘Country’ and cultural site narrative to define a contemporary history experienced through a varied and connected public realm.

The design embraces the site morphology and surrounding built context through a stepped built form response, locating density closest to amenity and creating a 2-storey street wall and terrace edge where there is a direct interface with existing low-density housing.

It also proposes 3 new publicly accessible open spaces - a “Village Green’’ which becomes a civic space associated with existing and proposed retail, a ‘‘Local Park’ which becomes an expansion of the TEC on site, and a “Community Park” contributing play facilities to the community offering.
