GroupGSA was engaged by the City of Canada Bay to design three precincts along Parramatta Road, Sydney’s city-shaping corridor, in response to the NSW Government’s Parramatta Road Corridor Urban Transformation Strategy (PRCUTS).

PRCUTS aims to renew Parramatta Road and adjacent communities through investments in homes, jobs, transport, open spaces and public amenity. It presents significant urban renewal opportunities for land within defined development precincts.

We approached each precinct by looking at the distinctive character elements of each place and how to achieve the best urban design outcomes for its future, proposing an additional 4,000 dwellings across the three precincts.

Improved transport choices, better amenity and a balanced growth of housing and employment.

The master plans proposed improved transport, better amenity, and a balanced housing and employment growth. This work seeks to ensure that all future decisions to rezone land will be made with a thorough understanding of potential cumulative impacts and will achieve orderly, transparent and high-quality design outcomes. It ultimately led to the successful rezoning of all three precincts.

Parramatta Road’s role in shaping Sydney’s suburban and industrial development towards the west is significant. From its earliest incarnation, it served Sydney’s industrial districts as an essential link for goods and workers. The new corridor of the future will offer residents more efficient and reliable public transport and walkable neighbourhoods.

Kings Bay, Burwood and Homebush North have the potential to contribute to the transformation of a piece of city shaping infrastructure. They support the goals and aspirations of global Sydney, while maintaining their local identity.
