Design-led urban renewal will foster connection, community and lasting value.

Concord Central is a proposed $2.2 billion masterplanned community in Concord West, submitted as a State Significant Development Application (SSDA) with the NSW Department of Planning, Housing and Infrastructure in October 2025. The proposal aims to transform a 3.14-hectare rail-adjacent site into a vibrant mixed-use precinct comprising 1,336 new homes, 8,750 square metres of open space, and a 4,130 square metre central park.

Led by Billbergia and Metrics Credit Partners, Group GSA, as executive architect, has masterplanned and designed the vision, with architecture studios Fitzpatrick + Partners, Carter Williamson, Lachlan Seegers Architect, and landscape architects McGregor Coxall. The team has crafted a unified yet diverse design that celebrates community, landscape, and livability.

“Our design vision for Concord Central is driven by connection and community,” said Lisa-Maree Carrigan, Director at GroupGSA. “We’ve created a series of human-scaled streets and open spaces that link residents directly to transport, green space and the daily amenities that make neighbourhood life vibrant and enjoyable.”

Three distinct neighbourhoods form the proposal:

The Station Precinct, by GroupGSA and Lachlan Seegers Architect, features fine-grain architecture and a lively village core connected to the station.

The Park Neighbourhood by Fitzpatrick + Partners is centred on a significant public park and wellness-focused communal spaces.

The Urban Edge by Carter Williamson introduces terrace-style apartments along leafy streets.

Landscape design by McGregor Coxall connects these neighbourhoods through green corridors, play areas, and native plantings.

Endorsed by the Government Architect NSW, the SSDA exemplifies design excellence and collaboration. It sets a new benchmark for sustainable, people-centred urban renewal.
